We are a real estate investment, development and advisory firm. Our focus is value-add urban infill development and related investment opportunities. Opportunistic at heart; we seek to optimize value in every transaction in a measured and prudent way by enhancing real estate collateral through design, functionality, material selection and qualitative workmanship. This allows us to drive cash-flow and unlock hidden or otherwise unseen equity value.
Our approach is one of meticulous detail – driven by a Total Quality Management (TQM) corporate philosophy. We prefer to do things right rather than to undertake them at all. Bringing conformity to an asset by enhancing its characteristics, functionality and appeal; inherently maximizing its value. This provides for a triple-win: 1) an aesthetically built environment for our communities, 2) a superb housing product with greater functionality and comfort for our end-users and 3) above market returns for our investors.
FOUNDER & CEO
Mr. Herrera is a real estate developer and financier with over 12 years of diverse financial services experience across investment banking, private equity, asset management, real estate development and structured finance. He has underwritten over $35 billion in debt, equity and derivative transactions across various asset classes that include: aviation, commercial real estate, public finance and structured products.
David started his career in 2005 within the Structured Finance group of XL Capital Ltd (XL Capital), a Fortune 500 insurance and reinsurance firm, headquartered in Bermuda with over $49 billion in assets. In his role, he underwrote multi-million dollar Guaranteed Investment Contracts (GICs), a niche capital markets credit enhanced deposit product tailored to debt security bond issuances. As a GIC Underwriter, he priced, structured and performed due diligence on over $1 billion in deal-flow on a monthly basis over his tenure from 2005-2008.
Post XL Capital, David joined the Private Placements, Mezzanine and Joint Ventures group at Inland American Real Estate Investment Trust, Inc. (Inland), at the time the largest non-traded REIT in North America with over $12 billion in AUM. In his role at Inland, David oversaw and managed a $1.3 billion commercial real estate development joint venture through Chapter 11 bankruptcy proceedings, restructuring, work-out and the emergence thereof over a 24-month period. He also provided asset management and oversight of non-core real estate investments such as the acquisition of distressed debt pools (RMBS/CMBS) and debt tranches (A/B/C notes).
Prior to his recent role as a real estate developer, David was the Second Vice President of the Public and Structured Finance group at Northern Trust Corporation. As Second Vice President, he was in charge of financial modeling, structuring, pricing, P&L oversight and transactional execution for the banks $3.5 billion interest-rate derivatives book and hedging product offerings.
A graduate from Loyola University Chicago in 2005 with dual degrees in Economics and Finance.
He currently serves on non-profit junior-boards of Breakthrough Urban Ministries, By the Hand Club
for Kids and is the Treasurer of the Ukrainian Village Neighborhood Association.
